A Non-QM portfolio loan Program

Simple Access

It shouldn’t be complicated to finance a home! We saw a need for common sense solutions for self-employed borrowers and those with non-traditional income. Our Simple Access products are just that…simple, flexible, and straightforward.

Bank Statement

Qualification is based on analysis of bank deposits rather than traditional income documentation. Tax returns are not required. Use either business or personal bank statements and select from five different options for calculating qualifying income.

Investor Cash Flow

Designed for real estate investors, qualification is based on the income to be generated by the subject property. This makes it easier to build a real estate portfolio and generate wealth through investments. No income or employment information is required.

  • No DTI developed or employment verified
  • Minimum DSCR 1.100
  • Interest Only feature available on ARMs and FRMs

  • Warrantable and Non-Warrantable Condos allowed
  • Multiple financed properties allowed
  • 12 month history of real estate ownership/management required
  • Business funds may be considered as assets

Asset Qualifier

Eligibility is based on the borrower’s available liquid assets including stocks, bonds, and money held in a trust. No need for tax returns or traditional income documentation. Borrowers with adequate assets can use them for qualification, rather than tying them up with a cash purchase.

Full Doc

When a scenario doesn’t quite fit conventional guidelines the Full Doc program may be the answer. Eligibility is based on the borrower’s ability to repay when examined using common sense underwriting. There is no need for perfect credit to qualify.
